Furniture Delivery to a Downtown Halifax Condo

People assume a condo is the easy delivery and a house is the hard one. It is usually the reverse. A house has a driveway and a door. A downtown condo has a building manager, a booking system, an insurance requirement, a service elevator with fixed dimensions, and a loading zone shared with everyone else moving that week.

None of it is difficult. All of it has to happen before the truck leaves, and most of it is on you rather than on us.

Book the service elevator first

Most downtown buildings require the service elevator to be reserved for any furniture delivery, in a block of one to three hours, often with restrictions on weekends and evenings. Some charge a deposit against damage to the elevator padding.

Book this before you confirm a delivery date, not after. The elevator is the scarce resource, particularly at the end of a month when several units turn over at once. Then match the delivery window to the elevator window with an hour of slack on each side.

Certificate of insurance

Many building managers require the delivery company to provide a certificate of insurance naming the corporation, filed in advance. This is routine and takes a day or two to arrange, and it is the single most common reason a booked delivery gets turned away at the door.

Ask your building manager what they require the moment you place an order, then forward the request to us with the building name and the property manager's contact. We arrange the certificate on our side; it is routine, but it takes a day or two, so it needs to start when you order rather than the week of delivery.

Measure the elevator, not just the door

A service elevator's usable dimension is not its floor plan. Measure the door opening width and height, the interior depth, and the interior ceiling height. Tall items go in diagonally, which means the diagonal of the elevator car is the real limit.

Some buildings have a removable ceiling hatch that adds working height for long items. The building manager knows. Ask.

The loading zone

Downtown streets have limited commercial loading and time restrictions that vary block by block, and a delivery truck circling for twenty minutes eats the elevator window you booked. Find out where the building expects trucks to stop, whether there is an underground loading bay, and whether the bay has a height restriction that excludes a full-size truck .

Underground bay clearance is a genuine problem and the posted height varies building to building, so it is a question for your building manager rather than something to assume. A full-size delivery truck does not enter a low bay, and the answer is a smaller vehicle and a second trip, which is worth knowing a week early rather than on the morning.

The five minutes that make it work

Clear the hallway from the elevator to your unit. Prop your door if the building allows it. Have someone present who can sign, because a delivery to a condo where nobody answers means the item goes back on the truck and the elevator booking is spent.

Tell us the building when you order. We deliver into most downtown Halifax and Dartmouth buildings regularly and know several of the elevator booking systems already.
